1766 Frances Street - Vancouver, BC
Located in the heart of the Grandview-Woodland neighbourhood in East Vancouver, this project represents the first mass timber development for BC Indigenous Housing Society and stands as one of the first mass timber affordable rental housing initiatives in Western Canada.
This 12-storey mid-rise redevelopment replaces a fire-damaged, three-storey building—originally compromised in 2017—with a new structure comprising 81 low-income housing units dedicated to Indigenous individuals and families. The project is designed to address the critical need for high-quality, culturally appropriate affordable housing in the community. In addition to residential units, the building will include a child daycare centre to support working families and enhance community well-being.
The building is constructed to Passive House standards, incorporating hybrid mass timber technology. Cross-laminated timber (CLT) floor and envelope panels are utilized in conjunction with steel structural columns and a reinforced concrete core housing the elevator shafts and emergency stairwells. This central core enhances the building’s fire resistance and seismic performance.
The CLT envelope panels feature a distinctive façade design inspired by the Coast Salish tradition of basket weaving. First Nations motifs integrated into the façade and surrounding landscaping further reflect and honour the cultural identity of the building’s future residents.

PRE-CONSTRUCTION
1010 Expo Boulevard - Vancouver, BC
Located in Vancouver’s trendy Yaletown neighbhourhood nestled at the base of the north end of Cambie Bridge, 1010 Expo is a purpose-built rental development that will introduce 299 new homes within a 29-storey concrete high-rise.
The project is designed to support a diverse range of household types for low to moderate income levels, contributing meaningfully to the city’s long-term affordable housing objectives especially in an affluent area of Vancouver.
Construction is scheduled to commence in May 2025, with completion targeted for Spring 2028.

5987 Kincaid - Burnaby, BC
The Kincaid Project is a six-storey, wood-frame residential building that will provide 244 new rental homes, offering a mix of one-, two-, and three-bedroom units. The project is designed to serve low- to moderate-income families, individuals, and seniors in the City of Burnaby, including members of the Indigenous community.
The development will include a 32-space licensed childcare centre, a ground floor and rooftop outdoor amenity area, and a dedicated children’s play space—contributing to the well-being of both residents and the surrounding neighbourhood.
Aligned with the project's sustainability and cultural inclusion objectives, key design features include rooftop solar panels to promote renewable energy use, rooftop amenity rooms with garden plots for residents, and a cultural amenity space intended to accommodate gatherings, ceremonies, and programming rooted in Indigenous traditions.
Construction is scheduled to begin in Q1 2026, with completion targeted for Q1 2029.
